The commercial and real estate areas of North Vancouver in regards to real estate sales are usually stronger compared to other lower mainland area real estate.   The Canada Mortgage and Housing Corporation reported another sign of recovery in September 2009 with starts of single-family homes for the month exceeding the number started in September 2008.
 

September’s sales for all housing types in the North Vancouver areas were still less than half of what they were a year ago, but was noted that the numbers are continuing to rise from the particularly low levels presented earlier in this year.  This presents the first year-over-year increase for the North Vancouver area, which presents very good news for the real estate market.  Increases in single-family developments have been seen in particular.


 

Home prices in this area have recovered, however the increased affordability of housing in North Vancouver will depend on interest rates which are expected to reverse late next year.  The prices of homes in the North Vancouver area are not expected to drop and economic conditions will likely take another chunk out of sales next year.  

 

The North Vancouver area as a whole currently has 36 new homes for sale ranging in price from $799,000 to $2,488,000.  Three of these homes are priced within the two million dollar range.  From highest to lowest priced areas these houses are located in Dollarton, Canyon Heights and Edgemont Village.  Five of these new homes are listed for sale under one million dollars.  These five homes are located in Lynn Valley, Norgate and Central Londsale.
